Services For Owners

Reservations:

Wherever possible, we would ask that Owners make their reservations online via the Owner Reservation System at least 90 days in advance to avoid disappointment.

All Owners would have been given their username and password upon completion of their purchase, however if you cannot locate these details please email HOST who will be able to reset your log-in details for you.

All Owners are permitted to use their 28 Owner Usage Days allowance throughout the year, excluding July and August (applicable for 2019 & 2020).

Owners that wish to visit during July and August, or Owners that wish to make reservations over and above their 28 days can do so at a discounted rate. These rates will include both accommodation and All-inclusive or half board package. Self catering is only an option if bookings are made with the Owner Usage Days allocation.

Upgrades:

If an upgrade to a larger accommodation is required for you or your guests during their stay, you may request for an upgrade. The extra number of Owner Usage Days deducted from your allowance is dependent on the upgrade you require. The rooms which are available at both the Ramada Resort Kusadasi & Golf, and the Ramada Hotel & Suites are as follows:

Hotel Room:One double, or two single beds and a sofa bed – Suitable for 3 adults,or 2 adults and 2 small children.

1 bedroom apartment: One double bed and a sofa bed – with kitchen facilities.

2 bedroom apartment: One double bed, 2 single beds and a sofa bed – suitable for 5 adults, or 4 adults and 2 small children – with kitchen facilities.

3 bedroom apartment: 2 double beds, 2 single beds and a sofa bed – suitable for 7 adults or 6 adults and 2 small children – with kitchen facilities.



The number of owner usage days deducted will be the number of days of your booking, which would be doubled if you would like to upgrade a tier, or tripled if you would like to upgrade by two tiers.

All apartments are prepared fully equipped with kitchen utensils, Owners that do not wish to take up the All-inclusive or half board packages have the oppportunity to stay with the self catering option. *Owners that are making a reservation without using their Owner Usage Days must take up either the Bed & Breakfast, Half Board, or All-inclusive option

Airport Tranfer Service:

Private airport transfer services can be arranged on your behalf if you require. Please select the option on the online reservation form and the HOST will be in contact with further information and the fees depending on your requirements.

During Your Stay:

Due to the current high volume of requests from tour agents, the Ramada Resort Kusadasi & Golf is being marketed as an All-inclusive resort only, and the Ramada Hotel & Suites Kusadasi (Lagoon) is being marketed to clientele as either Bed & Breakfast or Half Board this year as it was in 2018 also. This may change in the future depending on the interest the hotel receives in following years from the clientele of the hotel.

All-inclusive: -

This is available to Owners at both resorts and this year, the daily rates for All-Inclusive are 20.00 GBP per adult, and 10.00 GBP per child (6-12 years). Please note however that Owners at Ramada Hotel & Suites Kusadasi (Lagoon) only, who wish to be accommodated in their own property may dine at the Ramada or the Lagoon for breakfast and dinner, but lunch and day time snacks will only be available on the Ramada Resort. Drinks are available throughout the day from both Resorts.

Half Board: -

Owners that wish to take up the half board option MUST be accommodated at the Ramada Hotel & Suites Kusadasi (Lagoon). The daily rates for this package that is only available at the Lagoon is 15.00 GBP per adult, and 7.50 GBP per child (6-12). Owners that wish to take up this package will be entitled to breakfast, dinner and soft drinks during meal times only, Owners may opt to dine at the Ramada Resort or Lagoon for these mealtimes.

Bed & Breakfast: -

Owners that wish to take up the Bed & Breakfast option MUST be accommodated at the Ramada Hotel & Suites Kusadasi (Lagoon). The daily rates for this package is 10.00 GBP per adult, and 5.00 GBP per child (6-12). Owners that wish to take up this option may dine at the Ramada Resort or the Lagoon.

Self Catering: -

Owners that wish to stay as self catering during their visit may use the facilites at either resort, if they wish to eat or drink anything from the hotels restaurants or bars they may use their pre-paid card which can be acquired from reception upon check-in, or open a tab against their room number. Owners electricity and water usage will be billed to them at the end of their stay, along with their exit cleaning fee. Daily housekeeping is not included, although Owners may request a change of towels and linen once a week, upon request at either reception or at the HOST office.

Owners have the opportunity to dine and use the facilities at either Resort throughout the duration of their stay, excluding lunch and snacks which is only available at the Ramada Resort Kusadasi & Golf.



Please Note: All Owners and their guests residing in the same unit at the same time, must all decide upon taking up the catering packages or self catering option collectively. If the catering packages shall not be taken up for the entire duration of your stay, the hotel management request that the All-inclusive be taken up in the latter period of your stay.

Payments and Deductions:

As you are aware, owners that are part of the hotel pooling system receive their rental income biannualy; the income accumulated from the 1st January – 30th June is transferred in July, and the income accumulated from the 1st July – 31st December is transferred to the owners specified account in January of each year. Before the income is transferred to Owners the two deductions are as follows: The first is the withholding tax; an income tax paid to the government on your behalf. The second deduction is the community fee; this covers the cost of the maintenance and repairs of the communal areas.

The amounts deducted from your income for both of these payments are detailed in the remittance advice which is sent to you via email in July and January before you receive your rental income. For Owners that are no longer in the hotel pool please be reminded that you must arrange for these payments to be made yourself, if you require any further assistance or information please do not hesitate to contact Zulfiye.

There are also two payments which all owners must arrange themselves;
1.The first is the municipality tax (council tax, paid directly to the local council online) which is payable in two instalments over the calendar year; May and November or both payments can be made at once if you wish.
2.The second payment which is to be made by the Owners is the renewal of your DASK policy (earthquake insurance,).

Miss Zulfiye Bekayi your HOST will remind you when your DASK policy is due for renewal, with a quote and information on how you can renew your policy. You may renew your policy with the insurance company recommended, otherwise please provide us with a copy of the policy if you wish to renew it else where.

Bank Account Details:

To avoid any delays in transferring the rental income to your account we would like to remind all Owners to inform us of any changes made to your bank account. We will require Owners to complete a bank form and email the completed form back to us as soon as possible. Bank handling fees for international bank transfers can range from 5.00 GBP – 35.00 GBP, to avoid these bank fees we suggest that Owners open a Turkish bank account with Garanti Bank.
